What it actually is

The USDA’s Rural Development program exists to get people into homes outside of dense metro cores. It is the most underused loan in the country, largely because the word “rural” makes buyers assume they do not qualify.

Check the map before you rule it out

Eligibility is drawn by address, not by vibe. Plenty of neighborhoods that feel suburban sit comfortably inside the eligible boundary. Send me the address and I will check it in a couple of minutes — it costs nothing to find out.

The two limits that matter

Location. The property has to be in an eligible area.

Income. Your household income has to fall under the limit for your county and household size — and that limit counts income from people who will not be on the loan. It is a common and expensive surprise if nobody checks it early.
