First-Time Buyer & Down Payment Assistance
The money to help you buy your first home probably exists. Most buyers never find out because nobody tells them to look.
Start here, not at the bank
The single most common reason people delay buying a home by two or three years is a down payment number somebody quoted them once, without checking whether they qualified for help covering it.
Assistance programs are real, they are specific to where you are buying, and they change. Some are grants. Some are silent second liens that are forgiven if you stay put. Some are simply first-come, first-served until the money for the year is gone.
What the first conversation looks like
We go through what you earn, what you owe, and where you want to live. Then I tell you which programs you actually fit, what each one would mean for your monthly payment, and what you would need to do to be ready. No application, no credit pull, no commitment.
The part nobody says out loud
You are allowed to find out you are not ready yet. If that is the answer, you will leave with a specific list — pay this down, wait this long, document this income — instead of a vague “work on your credit.” A plan beats a no.
